Competetive Market Positioning

Positioning your home correctly in the market is one of the most important aspects of marketing your property. Your home has many values, one to the tax assessor, one to an appraiser and another value to you. The real value however, is not necessarily any of the above, nor is it based on what you paid for the property, nor what you may need to net from the sale.

Your home's value will be set as a range as determined by the market. Whether your home sells in the top of that range, or towards the bottom depends on the competitiveness of its market positioning and the overall marketing plan employed.

 

 

Why Be Listed On The MLS®  System?

In one word, exposure. By listing your property on the MLS® System, your property will be exposed to a national audience of qualified buyers. It is also the tool used exclusively by buyer agents when finding properties for their clients. It is estimated that close to 90% of all residential sales in Canada are sold through the MLS® System.

Condition

In real estate we can influence a property's condition to some degree by employing the principles of home staging.

Home staging is the process of preparing a property to sell from "curb to closet" for a faster and better sale. Statistics show that a staged home will sell more quickly and for more money. 

Staging includes de-cluttering, de-personalizing, and rearranging furnishings to appeal to the broadest range of buyers. Staging helps showcase a home's features and space.

  • Vacant Homes NOT staged were 277 DOM unsold – Same Vacant Homes Staged were 63 DOM Sold = 78% less time on market
  • Occupied Homes Not staged were 233 DOM unsold – Same Occupied Homes Staged were 53 DOM Sold = 73% less time on market
  • Vacant Homes Staged before they went on market Sold in 42 days average
  • Occupied Homes Staged before they went on market Sold in 39 days on average

Real estate photos are worth more than a thousand words and making every pixel count is more important than ever. That is why every marketing package I offer includes professional photography.  I hire a variety of talented real estate photographers to capture all the best features and assets that your home has to offer.

Not Your Ordinary Listing Process

When a property is first listed it generates a very high level of interest from perspective buyers, which reduces dramatically over time.  It is important to be priced correctly from the beginning, during the peak of interest.  To further leverage this peak time of initial interest I make sure that all marketing materials are in place before your home hits the market? 


Some Forward Thinking Tactics For Full-Market Exposure That Home Buyers Love

  1. Video + Virtual Tours — I will use pictures, or footage of your property to create a visually appealing video. This video will be uploaded to Youtube so that your property can be found on the most popular video sharing site. Additionally a 360 virtual tour will be created and syndicated to all the most popular property listing sites.
     
  2. Kijiji/Castanet — I will post your home on Kijiji and Castanet and re-post it twice monthly.
     
  3. Facebook — If deemed appropriate, I will create a targeted Facebook ad for your property and set it to be shown to local users of the world's most popular social networking site.
     
  4. Google Ads — I will create a Google ad that shows up when people search for keywords related to your neighborhood and area. This way, as out-of-town home buyers search Google for real estate, your property will show up near the top of the page.
     
  5. Mobile Solutions — I'll employ a mobile property solution accessed by QR code. By advertising the unique code and mobile website associated with your property on your for sale sign, buyers who are passing by will be able to instantly receive information about the property.
     
  6. Network — I'll call the five agents who have participated in the most recent sales in your area. Chances are good these agents will have other buyers looking in the neighborhood. It will be our job to keep your property top-of-mind with cooperating agents.
     
  7. MLS — When I post your property to the MLS system, I will make sure the description is engaging and that the pictures present your property in its best light. This is a fundamental, but very important step that is often overlooked.
